The Armenia Academic City is a nation-shaping initiative that redefines the role of higher education and research in Armenia’s future development. Conceived as a knowledge-driven urban district, it connects academia, innovation, and economic growth. By bringing together universities, research centres, and high-tech industries, the project strengthens Armenia’s human capital, diversifies the economy, and positions Yerevan as a regional centre of academic and technological excellence.
Methodology
We used a clear, data-driven mapping process to understand how the Academic City could shape Yerevan. First, we built a clean geodatabase by combining official statistics with OpenStreetMap and Foursquare crowd source data. We then analyse population patterns, travel access by walking, transit and car, and the coverage of key amenities to spot well- and under-served areas. Grouping similar neighbourhoods helps us compare needs and opportunities. Finally, we test “what-if” scenarios to estimate impacts on mobility, local economies and social infrastructure.
The workflow proceeds through five reproducible stages:
(1) Data acquisition and schema design
(2) Baseline spatial analysis
(3) Integration of alternative signals
(4) Scenario modelling
(5) Cartographic and analytic dissemination via maps, dashboards, and a synthesis report
The outputs provide policy-relevant evidence for spatial strategy, supporting decisions aimed at fostering socio-economic growth in Yerevan and Armenia at large.
Survey
To complement the spatial data, surveys were distributed and their results translated into geospatial layers. Over 3,500 responses captured income levels, housing conditions, commuting patterns, and community needs. The results revealed income polarisation, housing affordability challenges, and uneven access to social and cultural infrastructure—especially outside central Yerevan.
Geo-spatial analysis
TSPA played a key role in delivering a comprehensive socio-economic and spatial analysis. The economic component mapped sectoral activities in retail, services, finance, construction, and cultural industries to identify diversification opportunities. The social dimension examined housing affordability, demographic patterns, and the availability of education, health, and cultural services. Together, these analyses provided a clear understanding of current gaps and needs, ensuring that the Academic City responds to both economic potential and community well-being.
Interactive Web-maps
Interactive web-maps were produced to make the results more accessible for a wide range of stakeholders. These tools not only enhance transparency but also allow decision-makers, planners, and community representatives to explore spatial data dynamically. In urban planning, this supports scenario testing, improves communication across disciplines, and facilitates evidence-based discussions, ensuring that strategies remain adaptable and responsive to changing needs.

Through this process, TSPA ensured that the Armenia Academic City’s first phase is grounded in evidence, inclusivity, and long-term vision. Our socio-economic and spatial analysis guided the alignment of land use, public amenities, and mobility strategies within the masterplan, creating a robust foundation for Armenia’s future as a resilient and knowledge-driven society.
